The front facade feature tiling, rendered and glazed balustrades along with the street level canopy have been revealed showing the final finishes. All other external elevations are nearing completion with the balcony soffit painting in progress and feature screens to be installed by the end of the month.Final touches are underway to all apartments. Floor finishes to Level 3 have been completed, joinery panels and appliances have been fitted off to the lower levels and bathroom fixtures are now installed throughout with final painting in progress.
Both Element Five and Fridcorp have commenced the defect inspections to the lower levels with all apartments being completed by the end of the month.
Over the coming weeks the external footpath works and entry lobby will be completed in readiness for purchaser inspections.
Building services are being commissioned throughout with power now on to all apartments and public spaces.
Window framing and glass installation is almost complete to Level 4 and 5 with the building to be fully glazed during the month of July.Plasterboard walls and ceilings are well advanced to Level 3 and 4 with painting underway on Level 1 and 2. Kitchen joinery, benchtops and the bedroom wardrobes are onsite and being installed. Bathroom tiling has commenced to Level 1 and 2.
Services rough-in was completed from Levels 1 to 3 and in progress on Level 4.
The installation of the aluminium windows has begun on Levels 1 and 2. The plasterboard lining is being carried out up to Level 3 with painting to commence over the coming weeks.
In addition, the Tower Crane has been removed with the lift fit out commencing this week.
Construction works continue to develop weekly with Element Five completing the concrete slab on Level 4 earlier this month and the Level 5 slab is due to be completed before the Easter break.Internal apartment fit-out works including wall framing and initial stages of plumbing and electricity services, have been carried out to the lower levels throughout March.
In addition to this, the formwork mould including scaffolding will be dismantled from the ground floor to level 2.
In April, the roof construction including structural steel will commence along the external window frames to the lower levels. The lift and stair shaft will be completed by the end of the month.
During the month of October Element 5 will commence detailed excavation, slab footings and associated in-ground services in readiness for the basement floor slab which is to be poured in November. The site tower crane has been installed this week and the water main upgrade in Morton Avenue is currently underway and is due to be completed by the end of this month.
Element 5 have been selected as the premium builder and the project is anticipated to be completed by October 2015.
